Owners sign electronically from a secure link, with no account required. What is recorded is the signature, the consent given, and the exact document it was given against. If the document changes, the signature no longer matches it, and the platform says so.

Photographs are validated from their bytes, originals kept private and never altered, public copies stripped of the location and device data a camera writes into them. Then it publishes, but only once every owner has approved what is about to go live.

Agents get the workflow and the leads. Owners get a private view of their own property, a document to sign, and a say in what is published about their home. There is nothing for a buyer to sign up to: a buyer simply views a property page and enquires.
It is the public page for a property: its media, its story and its facts, published at its own address, built from a frozen copy of exactly what the owners approved.
Because the page reads that frozen copy rather than the live record, editing a draft cannot change what a visitor is currently being shown. The street address is not part of it: a public page names a city and a region, and the door number is for someone who enquires.
A CRM records what happened. Exclusivo runs the agreement itself: the mandate, the signature, the owner's approval and the public page are one connected workflow rather than notes about one.
The practical difference is that the platform can refuse. It will not publish a property whose owners have not approved it, and it takes a live page down when the property materially changes. A system of record cannot do that, because it is describing the work rather than performing it.

The pitch for an exclusive mandate is that the agent will do something with the property that nobody else will. Exclusivo is that something, and the owner's approval sits inside the workflow rather than being asked for by email.
An owner is invited by their agent, signs in, and sees their own property: what is proposed, what is about to be published, and what they are being asked to approve or sign.
Access follows the relationship: an owner sees the properties they are recorded against with that agency, and nothing else. The owner review is recorded per owner, because a property with two owners has two opinions.
A mandate is the exclusive agreement between the agency and the property's owners, generated from the property's own terms and signed electronically.
The document is deterministic: the same terms always produce the same document, and it carries a cryptographic hash of its own contents so the version that was signed can always be told apart from a version that was edited afterwards. Exclusivo describes its signatures as electronic, which is what they are. It does not claim they are qualified signatures.
A property experience cannot be published until every recorded owner has approved it, and if the property materially changes afterwards it comes down automatically and needs approving again.
The gate is in the database, not in the interface, so it holds regardless of how the request arrives. What counts as a material change (the price, the address, the description, the property's status, significant media changes) is a fixed list applied the same way every time. It is never decided by a model.
A Smart Link is the one canonical address for sharing a property experience. It can expire, it can be revoked, and it records that the enquiry it produced came through it.
Revoking a link takes that link out of service without taking the property down, which matters when a code has been printed on something you cannot collect back. A link that no longer works says nothing at all about whether the property exists.

Today it suggests a room type for each photograph, and a person accepts or dismisses every suggestion. The parts that decide whether a contract or a publication is valid deliberately never will. Conversation intelligence is next; every rule described on this page is deterministic code.
Whether an owner has approved, whether a change is material enough to unpublish a live page, whether a signature matches the document it was given for: these are answered the same way every time, by rules you can read. That is a design decision, not a gap waiting to be filled by a model.

The Free plan is complete on purpose. An agent can take one real listing from the first conversation to a signed exclusive without paying, and pays when they want to run more than one at a time.
